Below, you will find a step-by-step timeline of what a Saddlebrook’s customer can expect – from your first visit to our communities, all the way through your warranty period. As always, we want your building experience to be as transparent, understandable, and easy as possible. Here’s how we do it…

Visit our Communities

Choose from many of Saddlebrook’s conveniently located communities. Each community has its own amenities and advantages. Choose the one that fits your lifestyle best.


Select a floor plan and elevation

Choose a plan that fits the way you want to live in your home. Saddlebrook prides itself in understanding our customer and tailoring our floorplans to different lifestyles.


Select a Home Site

Morning sun, afternoon shade, privacy or location – select the home site that is right for you.


Get Pre-approved

Work with a qualified lender to ensure your investment fits your goals.


Review and sign your contract

Meet with one of our new home specialists to ensure that your specific changes and additions are documented as part of your contract. Bring all of your questions to the table; our agents have over 60 years combined new construction experience.


Personalize your home in the Saddlebrook Design Studio

After your contract is finalized, an appointment will be made for you to visit our new, state of the art Design Studio to personalize your home with regards to fixtures, colors, etc… You will work with our expert interior designer free of charge to choose every element and finish of your new home. This process is fun, easy, and convenient – the options are endless!


Pre-construction meeting with your builder

You’ll meet one on one with your builder and new home specialist to review your building plans prior to construction. We want to ensure that we have documented your new home the way you want it built, with your special features. Here, we ensure that we understand each others expectations.


Framing and Mechanical Walkthrough

Once your home is under roof and prior to sheetrock, you will be invited to walk-through your home with your new home specialist and builder. Here, we will verify your structural specifications and give you the opportunity to add options like additional electrical outlets, cable jacks, and lighting.


Homeowner Orientation

Once your home is completed, we will schedule your homeowner orientation. We want to take the time for you to view each room of your home and verify its completion and quality to your satisfaction. We will also educate you on the maintenance and functions of the home.


Closing – You are a Saddlebrook Homeowner!

Closing will be brief and exciting. Your new home specialist will work with you to properly prepare you for a smooth, understandable and enjoyable closing experience.


Warranty – 1 year

Your Saddlebrook warranty covers all material and workmanship on your home for a period of one year from the Closing Date. Please see your homeowner’s manual for details on warranty procedure and proper home maintenance.
